Introductory Service is for the hands on Landlord whom is happy to deal with the day to day running of their rental property but would just like assistance with the initial advertising of the property.
For this service, we will,
- Advertise the property and carry out all viewings accompanied by one of our Agents.
- Gain references to which will be passed on to you as the Landlord
- Prepare a Tenancy Agreement to whichever term is agreed.
- Arrange for an Inventory to be drawn up with full colour photographs as well as text, done by an independent company.
- Collect the first month’s rent and a full deposit to which we will then deduct our fees before crediting your account.
Fully Managed Service is for the Landlord who just doesn’t want the hassle that goes with Letting out properties for whatever reason and especially if you do not live in the area.
- Visit and provide the owner with a rental valuation
- Extensively market the property
- Carry out accompanied viewings & obtain references
- Prepare a tenancy agreement
- Arrange to have a detailed inventory & schedule of condition
- Correspond with utility suppliers on your behalf
- Ensure all soft furnishings meet regulatory standards
- Collect deposits of one full calendar month and register the deposit in accordance with current government guidelines
- Check new tenants into the property
- Collect and receive all rent
- Prepare monthly financial statements
- Organise repairs & maintenance to an agreed budget
- Monthly property inspections on HMO properties
- Fire alarms tested weekly on HMO properties
- Full internal & external inspections of residential lets every 6 months
- Dilapidation reports prepared each time a tenant departs
- Independent credit control if any Tenant falls into arrears for whatever reason.
- Independent Energy Performance Certificates provided
